Subject and availability

The Manager makes available to the Guest the Oliveto and Limoneto apartments at Villa Irabo for short-term holiday rental pursuant to Italian Law Decree 50/2017, Art. 4.

Availability is confirmed only upon written communication by the Manager.

Booking and confirmation

A booking is confirmed upon receipt of a 30% deposit of the total amount within 48 hours of the availability confirmation.

The Manager reserves the right to cancel the booking in the absence of a deposit within the stated timeframe.

Prices and payment

Prices are in Euro (€) per apartment per night, inclusive of applicable taxes.

The balance (remaining 70%) is due within 30 days of arrival or, for last-minute bookings, upon arrival before check-in.

Accepted payment methods are specified in the confirmation communication.

Cancellation and refund

Cancellation more than 60 days before arrival: full deposit refund.

Cancellation between 30 and 60 days before arrival: 50% deposit refund.

Cancellation within 30 days of arrival: no refund.

In case of documented force majeure, the Manager will assess alternative solutions (date change, voucher).

Check-in and Check-out

Check-in: from 15:00 to 20:00 on the arrival day. Different times can be arranged with the Manager.

Check-out: by 11:00 on the departure day.

All guests are required to present a valid identity document at check-in (Italian Police registration requirement).

House rules

Maximum guest numbers must be observed (Oliveto: 6, Limoneto: 5). Additional persons are not permitted.

Use of communal areas for parties or events with persons not registered as guests is prohibited.

Smoking inside the apartments and covered areas is prohibited.

Pets are permitted subject to prior agreement with the Manager and remain the Guest's responsibility.

Use of the pool and spa is permitted during hours set by the Manager and at guests' own risk.

Liability

The Manager accepts no responsibility for theft, damage or loss of guests' personal belongings.

Guests are liable for any damage caused to the property, furnishings and equipment during their stay.

A security deposit may be required at check-in.

Governing law and jurisdiction

This agreement is governed by Italian law. Any disputes shall be subject to the exclusive jurisdiction of the Court of Savona, except as otherwise provided by consumer protection law.

Changes to these Terms

The Manager reserves the right to amend these Terms. The current version is always available on this website. Amendments do not have retroactive effect on agreements already concluded.
